The seafront concentrates the finest apartments and a few exceptional addresses with direct views over the Channel. Prices climb between €8,000 and €12,000/m² for apartments, and up to €12,000/m² for the rare Norman houses within walking distance of the beach.

Properties here are often more compact than in the hinterland – you pay for the view, the promenade, the address effect. But a well-located apartment on the Planches remains a safe bet on the Deauville market.

Around the casino, Place Claquebœuf, shops and restaurants, central Deauville offers a rare urban-seaside way of life: everything on foot. Shops, market, cinema, beach a few minutes away, direct train to Paris.

It is the neighbourhood for those who do not want a car day to day, and who like to feel the town alive around them.

Character apartments vs town houses

The centre is dominated by quality apartments in character buildings – Norman-style blocks, balconies, sometimes terraces. A few town houses exist, but they are rare and highly coveted.

Prices sit around €6,400 to €7,300/m² median, with peaks up to €12,000/m² in the golden triangle around Place Morny. Large apartments (4 rooms and more) trade rather between €7,200 and €8,200/m².

The typical trade-off: less outdoor space, but maximum location and simpler upkeep than a villa with garden.

Touques and the residential surroundings

Calm, greenery and family addresses

On the other side of the Touques river, the eponymous commune offers a resolutely residential face. Leafy streets, villas with gardens, neighbourhood feel, proximity to the racecourse. It is one of the most sought-after areas for families settled year-round – five or ten minutes by car from central Deauville.

Here you hear birds rather than tourists. You see children on bikes rather than weekend suitcases.

Touques concentrates a significant share of villas in the Deauville basin: generous volumes, wooded plots, pools, sometimes character properties with outbuildings.

The median sits around €4,100/m²35 to 40% below Deauville – for a clearly superior space and land ratio. Many buyers do the maths: give up immediate seaside address effect to gain space, calm and family quality of life. Trouville-sur-Mer, just across the river, shows similar levels, around 20% below Deauville.

Benerville-sur-Mer and adjacent areas

East of Deauville, Benerville-sur-Mer offers a more residential setting, less exposed to tourist flow from the centre. Villas with gardens, quiet streets, proximity to the sea without the summer intensity of the resort.

It is the area for those who want the Deauville way of life without living at the heart of the bustle.

Benerville surprises: its median (~€6,100/m²) approaches Deauville, but for far more generous volumes and outdoor space. Houses trade between €6,600 and €7,900/m², apartments around €6,000/m².

Vauville, Tourgeville and the hinterland

More confidential properties

Beyond immediate Deauville, Vauville and Tourgeville embody Norman hinterland: isolated properties, generous plots, open views over the bocage or, sometimes, distant glimpses of the sea.

It is the territory of discretion – villas invisible from the road, character properties for those who prefer privacy to address effect.

Land, views and privacy

Tourgeville shows a median close to Deauville (~€6,100/m²), while Vauville and neighbouring communes present more variable ranges – from €4,000 to €6,500/m² depending on property quality and surroundings.
